This project is the conversion of a Ramada Hotel into a Holiday Inn & Suites and is in close proximity to the Hartsfield-Jackson Atlanta International Airport. The existing four-story, exterior corridor hotel was constructed in 1966, with renovations/additions in 1969, 1985, and 1995, and has 497 standard guestrooms. The new design will consist of 141 guest suites and 192 guestrooms for a total of 333 keys, and will become an interior corridor hotel with individual guest suite balconies. The two adjoining buildings which comprise the hotel will additionally feature an upgraded Lobby, Business Center, Restaurant/Bar, Conference Center and Ballroom, Fitness Center, and Concierge Lounge.
The general project scope includes the development of (2) four-story buildings (A and B) connected at the first floor. Building B has an additional walk-out basement level. The new design will connect the two buildings at the second floor as well. The scope of work within back of house (BOH) and public space includes relocating the laundry and fitness center, reconfiguring the administrative offices and lobby (including business center and sundry shop), redesigning the restaurant/bar/lounge, and replacing FF&E in the meeting rooms and ballroom.
Building A has 292 existing guestrooms and the new design will have 141 guest suites and lounge. Building A currently has exterior corridors with guestrooms back-to-back in the center. The new design will enclose one corridor and separate the other corridor into private balconies. The back-to-back guestrooms in between will be combined into shotgun-style suites. Building B has 205 existing guestrooms and the new design will have 192 guestrooms. The 15 guestrooms in the walk-out basement will be converted into storage space, and (2) double-bay suites on the 4th floor will become (4) single-bay guestrooms. The scope in Building B is a limited renovation consisting mostly of FF&E replacement.
